Upper House Shenzhen, by Büro Ole Scheeren, Is Set for 2027
Swire Hotels' first hotel in Shenzhen, about 115 rooms and 44 serviced residences in a Büro Ole Scheeren development at Shenzhen Bay, now set for 2027.
Upper House, the brand Swire Hotels unveiled on 15 October 2025, will open a hotel in Shenzhen in 2027. The building is designed by Büro Ole Scheeren and stands in the heart of Shenzhen Bay, with connections across the Greater Bay Area.
Swire Hotels first announced the project on 8 August 2022, as its first property in the city. The group will operate the hotel under a management agreement with a privately held property developer, which it did not name. The plan then was about 115 guestrooms and 44 serviced residences, overlooking Shenzhen Bay.
Büro Ole Scheeren designed the wider mixed-use development, which includes Grade-A office towers and an events and exhibition space. The site lies near the Shenzhen Bay Bridge, in what the group calls one of the city’s newest and most prestigious business districts. At the time Toby Smith, Deputy Chairman of Swire Hotels, described the Greater Bay Area as “the fastest growing and most dynamic region in the Chinese Mainland.”
The opening has moved since that first announcement, which targeted 2025. The October 2025 announcement lists Shenzhen first among four new projects, ahead of Xi’an in 2028, Tokyo in 2029 and Bangkok in 2030.
